  1. Write down the job so every contractor bids on the same scope.
  2. Get at least three written bids.
  3. Look up each contractor's license with your state or local licensing board.
  4. Ask for certificates of liability and workers' compensation insurance.
  5. Call two or three recent customers and ask whether the job finished on time and on budget.
  6. Sign a written contract with scope, materials, timeline, permits and a payment schedule tied to completed stages.
  7. Keep every change in writing, and get lien waivers when you pay.
